Celebrations are taking place to mark the 20th anniversary handover of Hong Kong to China

Chinese President Xi Jinping inaugurates new Hong Kong leader Carrie Lam at the end of a landmark visit to mark 20 years since Hong Kong was handed 
back to China by Britain. Fergus Nicoll reports live from Hong Kong. Stephen Ng, a powerful figure in the city's corporate life and the Chairman of the Hong Kong General Chamber of Commerce, considers the impact Chinese money is having on property prices. Lord Sassoon, an Executive Director of one of Hong Kong's oldest companies, Jardine Matheson Holdings, gives his view of Hong Kong 20 years on. We'll hear about a new identity survey - and why young Hong Kongers feel less Chinese than ever. And the BBC's Audrey Tinline meets the city's youngest cross-border commuters. Fergus is joined for comment throughout the programme by independent economist, Andy Xie.
